your finance options
The loans we can arrange are typically between £100k and £50m, up to 70% loan to GDV and upwards of 90% loan to cost:
- Clients with minimal experience through to vastly experienced teams
- Projects where planning gain forms all of the client contribution

- Schemes where stretch senior or mezzanine finance are required
- Purchase of partly completed schemes

We can arrange commercial mortgages for up to 80% of either the purchase price or the valuation of the property on a vacant possession basis, whichever is the lowest.
This is dependent upon the relevant sector, and we would be able to give you a more accurately defined figure at point of contact.
The key aspect is to look at the serviceability of the finance – whether it be from trading income for an owner occupier, or from rental income for an investment project.
We have a panel of funders who will look to provide loans on either a fully amortising basis, interest-only or part-capital and part-interest only basis, to meet both yours and the funder’s serviceability requirements.
We can also look at pension loan facilities for those business owners/investors who are looking to add commercial properties to their pension pots.
The typical scenarios and property types we can arrange funding for use loans between £25k and £25m. They include:
